~ DETAILS ~
THE LOCATION
Just two miles east of downtown, and close to restaurants, theaters, Campus Martius, baseball, football and hockey stadiums, casinos, the Riverwalk, Eastern Market, Greektown, Mexican Town, Wayne State, midtown and the cultural center including world renown Detroit Institute of Arts. Five minutes from I-75, I-96 and I-94. Supermarket, drugstore, shopping, hair salon and more within easy walking distance. And best of all, historic and gorgeous Belle Isle is right across the street. (It was deigned by Frederick Law Olmstead, famous for Central Park!)
THE BUILDING
Built in 1899 as the Frederick K. Stearns Building, the Lofts at Rivertown was adopted into the National Register of Historic Places in 1980. In 1906, world-renowned industrial architect Albert Kahn designed the interior tower (including this loft!). The first loft project in Detroit, it remains one of the most authentic. The association and community here are second to none and no building features (exposed ductwork, brick, etc.) were built to make it look lofty.
THE LOFT
This unit is unique in the building due to extensive remodeling. The innovative open floor plan, includes a door between the bedroom and raised living room, fixing a flaw of most other U-shaped units. 14 huge windows and 12-foot ceilings make guests say Wow! upon entering.
- BATHROOM: This room benefited most from my redesign. I removed the artificially low ceiling and unnecessary hallway surrounding it. The result is an open feel and welcome change from the typical cramped bathroom experience. It also features a glass shower door, stone tiled shower and sleek fixtures, including use of the installed medicine cabinet.
- KITCHEN: Here I used an island to allow for flow between living rooms while leaving room for six stools. Despite it being the center of the action, the kitchen's stone tile flooring helps maintain a separate feel. Included are use of the easy clean flat surface electric range and spacious yet energy efficient refrigerator (both stainless steel).
- BEDROOM: With room for a queen size bed or larger, this room sports one of the most unique features of the loft: a built-in bathtub nestled into a nook on the platform connected to the raised living room!
- LIVING ROOMS: There are two main living areas. The first and largest is directly on your left upon entry. This largest 'room' in the loft, its open and airy feel is perfect for entertaining and makes quite an impression upon entry. The second is past the kitchen and connected to the bedroom on the raised platform. This change in vertical space sets it apart from the rest of the loft, lending a more intimate feel.
- CLOSET / LAUNDRY ROOM: The first thing you'll notice here is the washer and dryer hookup (washer and dryer can be negotiated if needed). I could never go back to doing laundry in a basement after experiencing this convenience! The ease of washing your clothes five feet from where they'll hang is addictive. The closet also includes a custom built storage cabinet and built-in California Closet shelves and fixtures.
YOU MAY WANT TO KNOW...
* VIEW: Main western exposure gives gorgeous panoramic views of downtown, Midtown and New Center including the Detroit River and Canada. The daily sunset is spectacular as it floods the main rooms with beautiful soft orange light. There's also a northern exposure in the raised living room and bedroom.
* APPLIANCES / FIXTURES: The Loft includes use of stainless steel appliances and California closets. Plus many added stainless steel fixtures in the kitchen and bathroom and the installed curtain mounts and/or curtains (if desired).
* MATERIALS: Exposed brick, concrete columns and ductwork, plus concrete counter tops. Main rooms feature light hardwood floors, with stone tile flooring in the kitchen and bathroom. The raised living room, bedroom and closet are tastefully carpeted.
* WHY AM I LEASING?: It's the typical reason, I'm sad to say: finances. Although I can no longer afford to live here, I'm happy that others will get to enjoy this amazing space and great community.
* SMOKING: Tobacco smoking can be discussed. I am very tolerant of other lifestyle choices.
~ THE BOTTOM LINE ~
Come check it out, meet me, get a tour of the building and loft and figure out if this is the right place for you. If so, all I need is a signed lease (standard, provided by the association) which I'll happily go over in detail with you, security deposit and first month's rent. It should be ready for occupancy on or around March 1st (only minor touch-ups needed), and I can work with your schedule to back into your ideal move-in date.
Rest assured that 100% of your rent bypasses all middlemen and agents and goes directly to me. And 100% of that goes to pay mortgage, association dues, special assessments and taxes - absolutely no profit. Any small amount left over will be used for maintenance and touch-ups between tenants.
